What is Fractional Ownership
Fractional ownership is the modern way to match your property investment to your propety needs.
Most UK buyers of international property only have 4-6 weeks of holiday per year; meaning many properties are left unoccupied for most of the year, or are rented out to strangers in an attempt to recoup some of the costs of ownership.
Fractional ownership offer an alternative, uniquely positioned to match useage patterns to ownership, while retaining your investment in the property market.
Fractions are available, on different resorts, of between 2 weeks and 13 weeks, giving you an variety of alternatives to suit your usage requirements. If you take an option which you can't fully use, you can usually rent it for the spare weeks, thereby generating income. Fractional units are always fully furnished and equiped, and maintenance of the unit and contents are centrally managed, ensuring you always retun to a pristine property. |
Fractional Vs Timeshare, The key differences
Both Timeshare and Fractional ownership give you the right to use a property and resort for a specified period each year; most also offer the ability to swap your right with time in another time slot, unit or resort. Here however the similarities end.
Timeshare only gives you a right to use, it does not confer any ownership rights. Fractional Ownership is the modern, better value alternative, giving you the benefits of property ownership. You will own the property in perpetuity, meaning that you can sell your share, or pass it on to your heirs, and benefit from any value increase during your period of ownership.
Exit routes are usually defined in the purchase agreement, but most will allow you to also sell on the open market (sometimes subject to offering it to your fellow owners first), and some offer you the ability to participate in any increase in the value of the operating company.
